News at Three Runs Plantation

Property Owners Update

Great News! Since our last update three more lots have been sold and we have four additional lots under contract.

The Pool and Cabana
We mentioned in our last update that the plans for our pool and cabana were with DHEC (SC Dept. of Health & Environmental Control) for approval. Since that time, DHEC has approved the plans and they are now with the Aiken County Planning & Development Department. We expect approval from the county by the end of this month. Construction will begin immediately once county approval is in hand.

The Trails
Three Runs is please and honored that Dr. Harry E. Shealy, Professor of Biology at USCA agreed to assist in our trails project. In addition to his teaching responsibilities at USCA, Dr. Shealy is a member of the Natural Areas Society, the SC Native Plant Society and the Society of Conservation Biology. He is also the Vice-Chair of the Hitchcock Foundation and Chair of the Foundation's Forestry Committee.

Dr. Shealy worked with Wayne Raiford to identify the various floras within Three Runs Plantation and to develop a naming system for the trails that would be indicative of the environment. Now that the trails have been named, the signs are in production and sign installation will begin this month. The trail system has been expanded and all the trails have been recently mowed and cleared of vegetation around picnic shelters and jumps.

Our master plan is being revised and the trail map is in development.

Three Runs Land Donation
In 2006, Wayne Raiford donated over twenty-two acres of Three Runs Plantation land to the Aiken Land Conservancy (see article on our website) to help protect the fragile wetlands along the creeks. Recently, Mr. Raiford decided to deed an additional 117 acres to the Land Conservancy to further buffer the eco-system along Cedar Creek and Three Runs Creek and help to preserve this great resource.

Lot Maintenance
Thank you to everyone for assisting in keeping Three Runs beautiful. All lots have been mowed. We will advise non-resident owners if there is a need for another mowing before the fall.

Signing Guidelines
Recently, all property owners were notified of the new signing guidelines for signage displayed within the community. We want to remind everyone that the deadline for compliance is August 21, 2009. The HOA will remove signs that do not meet the guidelines.

Community Calendar
We have added a community calendar to the "News" section of our website. We will keep this calendar updated to include private functions and other events or activities planned in the community. Remember the clubhouse, outdoor pavilion and other amenities are available for private functions.
