May I keep horses on my property?

Yes. Three Runs does not have a community barn. The ACC review process includes land use (barns, outbuildings, pasture area, etc.). As a general rule you may keep up to 3 horses on small homesites (approximately 4 acres). Horses may not be kept on a property without the owner and/or a full time caretaker in residence on that property.

Are the community amenities completed and available for use?

Yes. This is the current status of amenities at Three Runs:

The Clubhouse Complex amenities ("A") on the master plan are completed and include:

  • Clubhouse - Stadium jump arena w/competition level footing
  • Full size dressage arena w/competition level footing - Practice area w/grass footing (Current future plans call this training area to become a covered arena)
  • Outdoor pavilion w/grill and seating
  • Pool and cabana w/covered lanai
The South Schooling Complex equestrian amenities ("B") on the master plan are completed and include:

  • A X-Country schooling course
  • Separate fenced dressage and jump arenas arenas
  • The ActivityFitness Center was completed in October, 2016. It includes a full kitchen, large space for resident activities and events and a fitness room.
Trail System:

Completed and includes over 30 miles of groomed trails that are marked and mapped. Jumps and gallop areas are located along the trail system for training. There are also picnic shelter along the creek side trails.

What are the HOA (Homeowners Association) dues?

The HOA dues are $1,500 per year per owner property. The dues cover property owner use of all amenities and the maintenance of all common areas, amenities, trails, roadways and right-of-ways.

Does the developer offer financing on homesite purchases?

Yes. The developer is offering financing on new homesite purchases. The loan may be amortized for up to 360 months (30 years). The developer guarantees a rate of 5% for the first 36 months (3 years). At the end of the initial 3 year period the terms of the loan will be renegotiated.

No. Our community and the HOA are free and clear of any debt.

No, there is no time limit to build.

May I choose my own builder?

Yes. You may choose any builder as long as they are licensesd by the State of South Carolina and approved by the Three Runs ACC (Architectural Control Committee).

Are there minimum square-footage requirements for homes?

No, there is no minimum requirement. Governing factors are good taste, high quality workmanship and materials, harmony and suitability of the home to its environment as determined by the Architectural Control Committee (ACC).

What can I expect to pay in taxes?

South Carolina has a simplified income tax structure which follows the federal income tax laws. The state accepts the adjustments, exemptions and deductions allowed on your federal tax return with few modifications.

Your federal taxable income is the starting point in determining your state income tax liability.

South Carolina has one of the lowest per capita tax rates in the country according to the US Bureau of Census. Individual tax rates range from 3% to a top rate of 7% on taxable income.

Does SC offer a Homestead Exemption?

Yes. The Homestead Exemption is a complete exemption of taxes* on the first $50,000 in Fair Market Value of your Legal Residence for homeowners over age 65, totally and permanently disabled, or legally blind.
